
Property Expert says Strong Start to 2025 for UK House Sales – But Realistic Pricing is Still Key
January kicked off with a strong performance in most parts of the UK housing market, with the number of homes sold subject to contract rising in every region except Northern Ireland.
However, while demand is strong, sellers must remain realistic—only 53% of homes listed in 2024 resulted in a completed sale, meaning 47% of sellers took their property off the market without finding a buyer.
Here’s how the regions performed in January 2025 vs January 2024, ranked from highest to lowest growth:
- East Midlands – Up 27.5%
- East Anglia – Up 26.6%
- South East – Up 17.9%
- South West – Up 16.9%
- London – Up 18.1%
- West Midlands – Up 14.5%
- North East – Up 14.1%
- North West – Up 13.4%
- Yorkshire & Humber – Up 12.7%
- Wales – Up 13.9%
- Scotland – Up 5.3%
- Northern Ireland – Down 3.4%
This is an encouraging start to the year, but sellers still need to price competitively to ensure they achieve a sale.
